Launching Shay Agent Negotiate

Since launching Shay in August, we’ve onboarded hundreds of unrepresented buyers. While we continue to believe that self-representation will shape the future for many, we’ve encountered buyers who are still interested in working with an agent but are hesitant due to the significant costs involved.
In response, we’re introducing Shay Agent Negotiate—a new service designed to help homebuyers negotiate the most competitive rate with an agent of their choice, or one we can help them find. The industry standard of a 3 percent buyer’s agent commission is negotiable, but many buyers struggle to lower this rate on their own. With Shay Agent Negotiate, we assist homebuyers in reducing this commission—and we only get paid if we successfully save them money.
HOW DOES IT WORK?
Subscribers to Shay Agent Negotiate will meet with a member of our Shay Concierge team, who will help them identify their priorities when working with an agent. Our team will then find an agent who fits their budget and offers a discounted rate. We can also contact an agent the buyer is already considering. This process removes the discomfort of haggling directly with an agent, who will soon represent them.
HOW MUCH DOES IT COST?
We only charge buyers if we successfully secure a discounted rate with a buyer’s agent who meets their criteria. Our fee is half of the savings we generate for them, with a maximum charge of $299. For example, if a buyer is purchasing a $500,000 home and we reduce their commission from 3% to 2.5%, they would save $2,500 and only pay Shay $299.
